Real Estate photography requires specialized equipment to photograph a room
properly A standard handheld camera cannot simulate the angle at which the
human eye sees. If you have attempted to photograph your own listings with
standard equipment, you know how the images are cropped showing only a part of
the room and providing little in the way of a favorable impression. The solution
is to take in more of the room with a wide-angle lens.
Typically, if rooms are to show off their best properties, additional lighting
is required. On occasion, it is possible, and perhaps desirable, to photograph
using only natural light. However, under most circumstances this requires a
bright day and rooms with large windows.
It is this, the combination of wide-angle lenses and several light sources,
which call for the technique of multiple exposure composite images. A single
camera mounted strobe light will not deliver light at an angel wide enough to
match the wide-angle the special lens can “see”.
Thus, it is necessary to take advantage of both the available light and multiple
strobe lights to light different segments of the room. Each segment is a
separate exposure (image) and when combined on a computer these individual
images produce a composite image in which all the best elements of the room are
properly lighted. In order to successfully combine these images, it is
mandatory that the camera remain in precisely the same place for each exposure.
This precludes shooting with the camera handheld: rather, it demands the use of
a tripod.
The combination of wide-angle lenses, multiple strobes, tripod, pre-exposure and
post-exposure techniques result in a final image that will be the most
flattering to a room. One word of caution: even with full deployment of the
concepts discussed above, not all rooms may or need to be photographed. Some
mystery can be a valuable asset. To put it bluntly, due to décor or size
some rooms are not photogenic.

In the absence of a quick sale, listings typically last longer than one season.
If you find that you have a listing with an exterior image which includes mounds
of snow, you may want to update the shot. Upon request, fsba will make
complimentary seasonal updates of the front exterior image for as long
as you have the listing.

Floor Plans
In association with Craig Allen
Design, we offer very high quality floor plans fsba enhanced to include directional
arrows indicating the position of the camera when the Room Portrait image
was captured. Clicking on the arrow brings up the Room Portrait. Of
course, the floor plans may be printed out on standard 8.5x11 paper.
Combining the floor plan and the image give your client a deeper feel for the
home. Craig's Floor plan costs are in addition to photographic fees.

Internet
Delivery of Photo Images
Within 24 hours after the shoot, you will receive an e-mail with a link to full
size downloadable images for use for your marketing requirements.

Same Day
Delivery of Front Exterior Image
On Tour Day or on the Daily Hot Sheet there is nothing more disappointing than
new listings that do not have at least the home’s
front elevation. For you to
maximize interest in your new listing, fsba will e-mail you with both
full size and resized (for use with MRED) files of the listing’s front elevation
the same day as the shoot.

Inclement
Weather Guarantee
Although fsba is available
seven days a week, there is no guarantee that a given day or time slot in a day
will be free of unpleasant exterior conditions (fog, rain, snow etc). Upon
request, fsba will make a complimentary sunny day update of the front
exterior image.

Sign
Rider
Delivery
Your listing's URL sign rider (if
you ordered the Listing Web Site) will be available within 72 hours after the
shoot. Typically, in the local area, fsba will hang the rider for you.
Alternatively, you can have it delivered to your office.

Website Package
We hear over and over, “the vast
majority of buyers are shopping for a new home on the Internet”. You may or may
not believe this, but your sellers will have heard it too and will expect their
home will have Internet marketing as one of the promotional tactics in the
Realtor’s quiver.
If you make enough calls, do some fancy negotiating and invest lots money and
extra time, you can acquire websites that will wow everyone with their
technological prowess. However, that home buyer out there may not care about
the wiz-bang effects. After all, finding a home is their primary interest. More
importantly, the seller may be more impressed if your marketing time and money
went into something more tangible than technological whiz-bang effects.
That is where fsba comes in. Our website is uncomplicated, features the
home for sale and provides fundamental information to both buyers and Realtors.
Each site has a straightforward, pushbutton user interface that provides 1)
important documents such as disclosures, a Plat of Survey and floor plans (one
or all of these features may be removed if the listing Realtor so desires) 2)
Maps both area and local (with the appropriate schools pinpointed) 3) important
community links and 4) school links.

Included in the Listing Website Package are the website, .com address (i.e.
123elm.com), sign rider and “life of listing” price updates (upon request).

Currently, Realtor.com charges
fsba $20.00 to link a listing to their website. As far as we know,
at least one
broker has made arrangements with Realtor.com for no charge links. In the
absence of such an agreement, fsba will link your listing to Realtor.com
for no additional charge beyond the $ 20.00 Realtor.com fee.

Satisfaction Guarantee
Although your satisfaction is not
a product per se, it is at the root of the fsba business model. As a
former
Realtor, needing photographic services I believe there is a niche for a
different approach that is more discerning, more responsive and less about
volume.
fsba’s business model is this: provide superior photographic and digital
services to Realtors, at a economical price, in a limited geography, with the no
notion of international or national expansion.
In effect, I want to act as your own “on staff” photographer who will be there
when needed, simplify processes, save time and respond immediately. I think you
